Located on the San Francisco Peninsula, Hillsborough is located seventeen miles south of San Francisco between Interstate 280 and El Camino Real. This stretch of Interstate 280 is said to be part of “the most beautiful freeways in the world.” Hillsborough is home to some of the Bay Area’s wealthiest people and, in 2007, was declared to have the highest median household incomes in the country. Like many other communities in California, Hillsborough is fond of “thinking green” when it comes to growth. Ardently promoting the preservation of the rural setting and natural beauty, the town of Hillsborough is adored for careful maintenance of lush greenery and beautiful woodlands broken only by the occasional winding road. This quiet, back-to-nature atmosphere makes Hillsborough an extremely desirable place to visit or live.

With the wealth of the local residents, the schools are understandably exceptional. Hillsborough has its own public elementary and middle school system that is consistently rated as the best in the State, but many of the residents still decide to place their children in local private schools such as the Nueva School. There are no public high schools located within Hillsborough, and students in the city are assigned to the San Mateo Union High School District. Alternative college preparatory and high schools include the Crystal Springs Uplands School in Hillsborough and Junipero Serra High School in nearby San Mateo.

Hillsborough is known for its large mansions and estate homes, with the local zoning code requiring lot sizes greater than a half acre and minimum building sizes of 2500 square feet. This provides consistency to the neighborhood, but also prevents the development of condominiums and townhomes. Below is the historical market data for the city.
